Bedroom and sleep
9 items-
Mattress, queen
BED-01Qty 1Why guests care
Every guest sleeps on it, and nothing else in the unit makes up for a bad night's sleep.
What to look for
60 × 80 in, 10–12 in thick, hybrid (coils + foam), medium-firm, with CertiPUR-US certified foam. A boxed mattress fits up stairs; give it 24–72 hours to expand. Hybrid edges hold up better than all-foam.
-
Bed frame, queen
BED-02Qty 1Why guests care
A squeaky or wobbly bed gets noticed on the first night, and the headboard anchors your bedroom photo.
What to look for
A platform frame with slats under 3 in apart, so no box spring is needed, plus center support legs and a 44–52 in high headboard. Metal or solid wood. Tighten the bolts at each deep clean.
-
Mattress protectors, queen
LNT-06Qty 2Why guests care
Guests expect a clean mattress. A protector keeps it that way and protects the mattress warranty.
What to look for
Waterproof but quiet (no crinkle), with deep pockets for a 10–12 in mattress. Two per bed, so one is on while the other is in the wash.
-
Queen sheet sets
LNT-01Qty 2Why guests care
Guests touch the sheets all night. Crisp white sheets feel clean and look it in photos.
What to look for
White cotton percale, 300–400 thread count, with 14–16 in deep pockets to fit the mattress plus its protector. Brushed microfiber works on a tight budget. Two sets per bed; white can be bleached.
-
Duvet insert, queen
LNT-02Qty 1Why guests care
A full white duvet is what makes a bed look hotel-made, in person and in your listing photos.
What to look for
Down-alternative fill, all-season weight, corner loops to hold the cover, and machine-washable. Pair it with white duvet covers with a zip closure (LNT-03), two per bed.
-
Sleeping pillows
LNT-04Qty 4Why guests care
Guests sleep differently. A mix of firm and medium pillows suits most of them.
What to look for
Standard/queen size, down-alternative: 2 firm and 2 medium. Always use zippered, waterproof pillow protectors, and replace pillows every 1–2 years.
-
Blackout curtain panels
BED-07Qty 2Why guests care
Streetlights and early sun wake people up. A dark bedroom is one of the easiest ways to help guests sleep.
What to look for
Blackout-lined panels, 50–54 in wide and 84–96 in long each, in warm white and machine-washable. Hang the rod 4–6 in above the window frame; wraparound rod ends block side light.
Bathroom
3 items-
Bath towels
LNT-07Qty 6Why guests care
Every guest uses them, and thin or grayed towels look dirty even when they're clean.
What to look for
White 100% cotton, 600–700 GSM (grams per square meter), about 30 × 56 in. Two per guest plus spares, with matching hand towels and washcloths. White can be bleached.
-
Refillable dispensers, set of 3
BTH-06Qty 1Why guests care
Guests expect shampoo, conditioner and body wash. Matching, labeled pump bottles look tidy and are easy to refill.
What to look for
Three 16 oz pump bottles in one color, labeled shampoo, conditioner and body wash. Refill from bulk and wipe the pumps at each stay.
Kitchen
6 items-
Cookware set, 8–10 pc
KIT-01Qty 1Why guests care
Guests who book a whole apartment often plan to cook, at least breakfast and a simple dinner.
What to look for
8 and 10 in fry pans, 1.5 and 3 qt saucepans, a 3 qt sauté pan and a 6–8 qt stockpot. Induction-ready if your cooktop needs it. Tri-ply stainless lasts years; nonstick needs replacing every 1–2 years.
-
Dinnerware, service for 8
KIT-09Qty 1Why guests care
Guests expect enough plates and bowls for everyone, without washing up between meals.
What to look for
White or warm-white stoneware: 10–11 in dinner plates, salad plates and bowls. Two place settings per guest. Choose an open-stock line, so one broken plate is easy to replace.
Living and dining
3 items-
Sofa, 3-seat
LIV-01Qty 1Why guests care
It's the main seat in the unit, it takes the most daily wear, and it anchors your living room photo.
What to look for
78–84 in wide, 34–38 in deep, with a 17–19 in seat height. Stain-resistant performance fabric in a warm neutral, zip-off or tight cushions, and a hardwood or engineered-wood frame with a 1-year+ frame warranty.
-
Smart TV, 4K
TEC-02Qty 1Why guests care
Guests expect to stream their own shows on a decent screen.
What to look for
50–65 in, sized to the room: sit about 6–8 ft away. Built-in apps, or add a streaming device (TEC-04) so guests can sign in to their own accounts. Strap it to the console or mount it into studs.
-
Dining table
DIN-01Qty 1Why guests care
Guests want somewhere to eat that isn't the sofa, and in a 1-bedroom the table often doubles as a desk.
What to look for
Round 36–42 in (seats 4) or 30 × 48 in, 29–30 in high, on a pedestal base for knee room. A laminate or sealed-wood top. Leave 36 in clear behind the chairs.
Check-in and safety
4 items-
Smart lock, keypad deadbolt
TEC-01Qty 1Why guests care
Guests arriving late want to let themselves in, and a code for each guest means no keys to hand over or lose.
What to look for
Auto-lock, unique guest codes and Wi-Fi (or a hub) for setting codes remotely. Fits a standard 2-1/8 in door bore; BHMA Grade 2 or better. Keep a key backup and spare batteries, and check your HOA and lease first.
-
Smoke + CO alarms
TEC-06Qty 2Why guests care
Guests sleep in a place they don't know. Working alarms are basic safety, and your local fire code sets what's required.
What to look for
Test what's already installed. If any are missing, add combination smoke + CO alarms with 10-year sealed batteries. Test them monthly and replace them by the date on the unit.
-
Fire extinguisher
TEC-07Qty 1Why guests care
Guests cook in a kitchen they don't know. An extinguisher they can find fast is basic safety.
What to look for
ABC type, 2.5–5 lb, UL-listed, with a wall bracket. Mount it near the kitchen exit, not over the stove, and check the gauge monthly.
